Central Kansas a HOT Market
Lands sales in Kansas, and specifically south central Kansas, has reached a blazing hot pace in recent months and could be considered one of the hottest land markets in the entire country. That increase in activity has largely been driven by the increased interests in the Mississippian Lime oil play. With oil and gas companies like SandRidge Energy, Cheasapeake Energy, and numerous other industry leaders making an aggressive grab on available mineral acreages across the area, the competitive nature within the leasing market has caused quite an increase in activity. The pure volume of leased acreages is astounding with over 1.75 million acres alone being leased by one of the largest lease holders in the area, SandRidge Energy.
The increase in land sales is simply a relation to that activity. The oil and gas community along with a very strong interest from private investors have looked to find a nice return with a great land investment. With the purchase of farms and ranches that may have not yet been leased, or just by the simple fact of being located in this area that is proposed to see 10,000+ future wells, this is a very attractive market for many. Of course the developments that have been realized in the area of fracking and horizontal wells is also an element that has many land investors looking at not only a short term investment but also the long term income potential of the area.
Oil and gas is obviously a major driving force on the increase in sales but not the only one. Many experienced land investors are also avid outdoorsman. The area of Harper, Barber, and Comanche counties are not only the most sought after area for new drilling activity but they are also considered one of the best Whitetail deer hunting habitats in the entire country. Hunters who have been looking at a property purchase in this area over the past few years have seen the realization of great hunting and a great investment.
